THE OLD LAUNDRY

This commercial/ retail unit was let as a laundromat, however the space was surplus to the tenant requirements and so the opportunity came about to convert part of the unit into a residential one bedroom apartment.

The design inspiration was a nod to Art Deco, with some modern twists and out client was looking for a tailored approach to realise the space.

We were able to develop a new layout for the apartment with an open plan feel and offered our client a full turnkey service covering every aspect of the design, supply and build.

Initially the property was taken back to brick, floors lowered and roof removed for the rebuild to meet a very high standard for sound and thermal insulation. A new fibre glass roof installed and two bespoke skylights which we designed and specified. The thermal insulation along with a water underfloor heating system meant that we were able to install an electric water boiler to ensure the property was future proofed and achieved better eco credentials.

We sourced the bespoke windows from Denmark as we were looking for a high level of factory finish with the very best sound insulation.

We ensured that the apartment lighting was able to suit any mood, which was made possible by using wall ceiling and hidden recessed LED lighting throughout. The house is connected throughout with CAT 7 cables to ensure that all electrical devices are securely connected for Smart home usage.

For the exterior of the property we frame-detailed each door and window opening and with the two tone paint finishes tiling the windows and doors into the building. Pin wall lights adds a subtle yet striking effect to the exterior in the evenings.
